The guided walkthrough
Guide version 1
What it is for
Capture the estate once: rooms, grouped or individual ticket estimates, valuable exceptions, specialist referrals, access constraints, items the family keeps, goals, timeline and scope. Issuing a quote freezes the walkthrough version it was built from; later edits start a new draft version that begins from the frozen facts, so you never re-enter the house.
What you enter
Rooms (with restricted-access notes), one estimate per room or group with a ticket value and confidence, a 'valuable exception' flag for individual items called out from a group, specialist flags (jewelry, art, firearms, vehicles, coins, antiques, collectibles) with a note, retained items the family keeps, family goal, target sale window, property access, scope and condition notes, and an overall confidence.
What you get
A draft walkthrough version with a ticket value total. Estimates are estimates, not appraisals or guaranteed proceeds; a specialist flag is a referral, not a valuation. The draft is saved on every submit and is exactly where you left it after a refresh.
Example
Eight room and group estimates totalling $12,800 for the Magnolia estate; the office desk is an individual valuable exception; two signed prints get an art specialist flag; the mahogany cabinet is declared as retained and will never appear in a sale or disposal list.
Common problems and how to recover
- "Walkthrough version 1 is frozen with an issued quote."
- Open the estate overview and start a new draft. It copies every estimate, flag and cost from the frozen version; change what you need and issue a new revision. The issued revision stays as it was.
- An estimate will not save because the label already exists.
- Labels are unique within a walkthrough version so cases stay readable. Edit the existing line or give the new one a distinct label such as 'Garage — tools'.
Who can use it
Owners, managers and estimators edit the walkthrough. Assigned crew leads see rooms, retained items, flags and the header but no ticket estimates or costs. Household participants see their rooms and retained items, and estimates only when the operator has granted financial visibility.
