Costs, fee model and the three cases

Guide version 1

What it is for

Turn the walkthrough into a quote that shows the family's net, the operator's contribution and the family's total transition cost side by side, in a low, base and high case, using the versioned calculator (CALC_V1). Nothing here is a guarantee of proceeds.

What you enter

Operator costs by category (owner and crew time as hours × rate, travel, setup, marketing, sale hours, pickups, cleanout, contingency, other); a fee model from the organization's fee rules (a percentage, a percentage with a minimum, or a flat fee); realization rates for the three cases; the software cost attributed to the estate (the estate pass, or zero for a free-only operator); authorized family charges and other deductions, each naming the clause or approval that authorizes it and who keeps the money; and external transition costs the family pays outside the settlement (movers, storage, repairs).

What you get

For each case: ticket value × realization = estimated gross; commission on the gross; the company fee (the minimum replaces a lower commission — it is never added on top; a flat fee ignores the percentage); family net = gross − fee − authorized charges − other deductions, shown negative when the fee and charges exceed the proceeds (a review condition, never clamped to zero); operator contribution = fee + charges the operator keeps − operator costs, before and after the software cost; and the family's total transition cost including external costs. Issuing stores the exact cents, the input snapshot, its digest and the calculator version. The homeowner view shows the family figures only — never wages, costs or contribution.

Example

Magnolia: $12,800 of estimates at 85% gives $10,880 gross; 35% commission is $3,808, above the $2,500 minimum, so the fee is $3,808. With a $650 authorized removal charge the family net is $6,422. Operator costs of $2,228 leave a $2,230 contribution, $2,131 after the $99 pass. At 60% the family net is $4,342. At 0% the $2,500 minimum still applies and the family net is −$3,150: a liability to review with the family, not a payout.

Common problems and how to recover

"Add at least one room or group estimate before issuing."
Go back to the walkthrough and record the estimates; the cases cannot be computed from nothing.
"Name the clause or approval that authorizes this charge."
Only authorized charges can be deducted from the family. Enter the agreement clause (for example 'clause 7.2') or the approval reference; external costs the family pays elsewhere need no authority.
"Revision 2 is issued and cannot change."
Issued revisions are immutable. Start a new revision from the estate overview; it copies the mechanics and charges, and the issued revision is marked superseded when the new one is issued.
The family net is shown in red with a review notice.
The fee minimum and charges exceed the estimated proceeds in that case. Discuss scope, the minimum or the charges with the family before issuing; the figure is deliberately not hidden.

Who can use it

Owners, managers and estimators build and issue quotes and see operator costs and contribution. A finance.view grant gives read-only access to the same figures. Household participants with financial visibility see the family figures of issued revisions only; crew leads and cashiers see none of it.
